Having your documents ready before viewing homes is the best way to stand out among candidates and sign quickly. In Portugal, almost all landlords ask for the same core documents. Here is the checklist.
The essential documents
- Identity document: Cartão de Cidadão if you are a resident, or passport and visa/residence permit if you come from abroad. EU or Schengen citizens can present their national ID.
- NIF (Número de Identificação Fiscal): the 9-digit Portuguese tax number. It is essential to sign a long-term rental contract.
- Proof of income: evidence that you can pay the rent. Usually the last 3 to 6 payslips, bank statements or, if self-employed, green receipts. Many landlords also ask for the latest IRS tax return.
Documents you may also be asked for
- Guarantor: not required by law, but common. If asked, the guarantor usually has to reside in Portugal and present their own proof of income and IRS.
- Employment contract or company letter: to prove job stability.
- References from previous rentals: not always, but they help.
